This is probably fine and won't have tons of unintended consequences in Ohio!

Landlords are not inherently bad people. Just the large majority of them. Their one job is to provide housing, and yet the easiest way to maximize their profits is by ignoring maintenance issues on their rental properties and forcing tenants to live in squalor in which they would never live themselves.
